If it's only a few pages, you should call it a "report". Depending on what kind of information it is, you might consider adding screen shots or images... or a resource list that goes along with the info.
Perhaps you have ideas on how to best use the info, or something along those lines, that you can put into an autoresponder series. You might want to sell your report at a lower price - or even give it away free - to build the list that you can capitalize on long-term.
It all depends on the info and the market. Definitely put in your research time
